Leasing & Pricing

Rent typically starts at around $1,500+ for 1-bedroom apartments and $1,955+ for 2-bedroom homes. Pricing changes based on availability and any current specials.  

Move-in specials vary seasonally and may include reduced rent / other limited-time incentives. Check the website for the latest offers or contact the leasing team.

The Belmont offers spacious 1- and 2-bedroom floor plans, all of which can be viewed on the Floor Plans page. Select your preferred layout and click “Availability” to see which apartments are currently open. If you see “Contact Us” instead, that means no homes in that floor plan are currently available. Because pricing and availability can change frequently, we encourage you to reach out to our leasing team if you're interested in a specific layout or want to confirm the most up-to-date options.

The Belmont offers 6-month short-term leases, although leasing costs are lower for 13-month leases. 

The Belmont does not offer furnished apartments.

Apartment Tours

Yes. Prospects can schedule virtual or self-guided tours depending on availability.

We do; however, we recommend scheduling an appointment to avoid a wait.

Application Process & Fees

The Belmont does not charge an admin fee. The current application fee is $215 for one person plus $65 for each additional person applying. Everyone over 18 must apply. Deposit options include refundable and rental bond options. Pricing varies. Contact a leasing agent for details.

Applicants apply online, pay the application fee, and submit required documentation, including proof of income. Background and credit checks are required.

Most applications are processed within 24–48 hours depending on required documentation.

There are no hidden fees. In addition to the base rent and utilities (see below), a $32 monthly fee is charged per unit to cover valet trash and pest control. Residents with pets pay a pet deposit, a non-refundable fee determined during pet screening, and a monthly pet rental ($20 for one pet and $40 for two). All fees are disclosed during the leasing process.

Utilities & Bills

Utilities are not included. Water is billed with rent based on usage and residents provide their own electricity and internet. The Belmont can recommend providers.

High-speed internet is available through major providers including AT&T.

Apartment Features

Yes. All apartment homes include full-size in-unit washers and dryers.

Yes, the one-bedroom C and C1 floor plans include a loft.

The C2 floor plan is a one-bedroom apartment with a study.

Our first-floor apartments feature modern updates, including wood-style flooring, and on all other floor levels will feature premium finishes in kitchen and bathroom(s).

Yes, some units include 9-foot and cathedral ceilings. Third-floor apartments have high ceilings.

Yes, our spacious bedrooms can comfortably accommodate a king-sized bed, two bedside tables, and a dresser.

Parking & Transportation

One covered parking space is assigned to each unit at no additional charge.

Guest parking is available in designated areas; availability varies.

Pets

The Belmont permits up to two approved pets per unit. Dogs and cats only. See our pet policy for screening, deposit, and pet rent details.

Many residents walk their dogs within and around the community. Levy Park is nearby and includes dog parks.

Amenities & Lifestyle

Amenities include a resort-style pool and spa, outdoor kitchen with grills, resident lounge, business center, fitness studio, game lounge, EV charging stations, and more.

The community features a resort-style pool designed for relaxation.

Residents report prompt and professional service, including 24-hour emergency on-call maintenance.

The Belmont is known for its calm, residential environment, especially compared to other Inner Loop locations.

Yes. EV charging is available on site.

Location & Neighborhood

The Belmont is in the West University Place area, one of Houston’s most desirable and established neighborhoods. Residents appreciate the well-maintained surroundings and proximity to Rice University, the Texas Medical Center, and local retail. We offer residents pedestrian gate access to the adjacent HEB parking lot, and Rice Village shopping is nearby.

Well positioned inside the Houston Inner Loop, The Belmont is also near a wide range of top-rated restaurants, coffee shops, entertainment options, the downtown area, and the Museum District with Hermann Park and the Houston Zoo.

Yes. The community offers quick access to Rice University, The Medical Center, Greenway Plaza, and Downtown.

The Belmont is zoned to HISD: West University Elementary, Pershing Middle School, and Lamar High School. Families should confirm current zoning with the district.

The area is very walkable with access to nearby parks and retail.

Building Quality & Safety

Built in 1993, The Belmont has undergone modern renovations and upgrades to maintain competitive quality and comfort.

The building meets contemporary multifamily standards; noise levels are typical for apartment living.

The community receives regular professional pest control service.

Incidents occur citywide, but our gated access, night patrol, and assigned parking help reduce risks. Residents appreciate the secured entry.
